Conditions of Let

Our booking period normally runs weekly Saturday to Saturday.

Short stays (minimum of three nights) may be available in the winter months, not including Christmas and New Year.

Arrival times on Saturday are from 3:30pm and checkout the following Saturday, no later than 10:00 am. Details concerning keys, operating instructions etc will be made known prior to your arrival.

A 25% deposit is required at the time of booking. This will be expected to arrive with us no later than 72 hours after the booking has been made, unless agreed otherwise. The balance of the rental is to be paid 30 days prior to arrival.

There is a telephone in the cottage for guests use. A security deposit of £100 will be taken along with the balance of payment. If there have been no calls made and no damage to the property, then this cheque will be returned uncashed within a week of the end of the rental period. If there are monies due for telephone calls or damage the cheque will be cashed and the balance remaining returned within the week as above.

All bookings are to be confirmed in writing or via e-mail. All persons making a booking made will be deemed to have read, understood and accepted our “conditions of let”.

Cancellations will be re-let if possible and if successful, your full deposit returned. If you cancel 30 days or less before the start date, and we are unable to re-let the cottage, the full balance of the rent will be come due immediately.

We will allow up to a maximum of two well behaved dogs per week rent. But please note the following:

We will not accept large dogs or breeds thought to be dangerous.

The surrounding areas are sheep farms, please ensure that no dog/s are brought to the cottage which will worry/intimidate the sheep. We will not be held responsible for any action taken by local farmers to a dog found worrying the livestock.

The dog/s must be over one year old.

The dog/s must not be left alone in the cottage at any time.

The dog/s must have their own basket/s and must not be allowed on any of the furniture. The dog/s must not be allowed upstairs into the bedrooms or on the beds.

Any dog litter in the grounds of the cottage must be cleared away immediately.

Any damage or extra cleaning caused by the dog/s will be deducted from the £100 security deposit.

As a courtesy to other guests the cottage must be left on departure in a clean and tidy condition.
